Last year the LEEP AP exam pass rate was reported to be 20%.

Q. How does your company function in the environmental finance space?

A. We measure existing building energy and water use and show clients how much it’s really costing them. If they want to reduce their operating expenses by making some major upgrades in their building’s energy efficiency, we’ll then do further analysis with an investment grade energy audit which gives clients the detailed information they need to make the right decision in making an energy retrofit to their building.

We help make energy efficiency retrofits financially feasible by providing direct insight into all available financial incentives including federal, state, local and utility programs. We work with energy tax specialists who can bring significant tax benefits to a client who does an energy efficiency retrofit. We can arrange for financing of clean energy projects in support of LEED and other energy efficiency standards.

There are many different types of renewable energy that can be used in place of energy created by burning fossil fuels. Renewable energy is generated from geothermal heat, sunlight, tides, rain and wind. All of which will naturally replenish. Currently only about 20% of the worlds energy consumption uses natural energy sources.

One of the cleanest and most efficient types of renewable energy is wind power which is slowly gaining in popularity and usage. Wind power is seen more in Europe though many countries are building off shore wind farms. Only a light breeze is needed to generate power and the energy conversion is one of the most efficient of all renewable sources.

Renewable energy is not only being used in large scale production but many can be scaled down to use for small grid or even residential use. The best example of this would be solar power. Solar power takes the suns light and converts it to electricity using solar cells. Solar can easily supplement current electricity usage and some business and people are finding that they no longer pay an electricity bill after conversion to solar power.

Hydropower has been used for years via construction and operation of dams. Most people are familiar with Hoover Dam which is the largest hydropower station in the world. As water flows from a high spot to a low spot it gives off energy which can be transformed into different types of power such as electrical. You also can use hydropower without dams in rivers and oceans as long as there is a current or tide.

Biofuels are mainly based on bioalcohol or bioethanol. This fuel is produced from fermenting soy or sugar that comes from plants. This pure form can then be used instead of gasoline. Biodiesel is an oil made from animal fat, vegetable oils and recycled grease. Although these fuels when burned produce emissions, they are much cleaner than the traditional petrol.

Having an individual that oversees the process of fire protection is a wise decision. This person can assure that the right fire protection materials are available. Their duties would also be to make sure that all the equipment was the proper type, serviced, working well, located where it can be found easily, and develop the instructions to show how to use said protection gear. They would have a connection to the fire department and work with those individuals to make sure that they have a procedure in place that will be effective and timely if a fire occurs.

What are some of the hazards that can cause fires at a construction site? The location of supplies that are flammable is very worrisome. If they are not properly marked for what they are then can be moved somewhere lethal. There are welders that use devices that need heat and can cause combustion. Even the trash and waste that is not removed can be a fire risk.

With these and many more items that can be the catalyst for fire what protection should you have available for the workers?

First there should be one or two fire extinguishers on every floor. This is the simplest way to combat a fire. But for more involved issues there should be breathing equipment available especially if the structure is multiple floors. If this is a larger building site then there should be stand pipes so firemen can connect their hoses and combat fires on the higher floors. Included in that is a way for firemen to get to the higher levels that is separate from the actually building.

The fire prevention systems should be the first thing installed. These sprinklers can greatly impact any outbreak of fire. With these should be an alarm or siren that can alert the workers to a crisis. Having these alarms on every floor and instructions clearly written can give multiple people the ability to raise the alert.

Special fire staircases, walkways and fire doors should be constructed soon after the site is established. These parts of the building can allow for containment of fires so that less damage occurs and cuts the chance of more injuries to workers. Providing large amounts of water that can be used quickly is sure way to allow smaller fires to be squelched before they get too large and cause a problem for the whole building.

Safety and protection are highly valued issues of any business but especially for a construction site. Making sure to follow any guidelines and then imparting a stricter standard can keep people safe and your building progress to not be deterred by an emergency such as fire. The importance of fire protection supplies in construction is the difference between life and death.

Elder Law focuses on planning for Long Term Care and includes such things as how your medical and financial decisions will be made if you can’t, how to minimize taxes, reduced estate administration burdens and costs, and, if you need long term care, how could it be paid for without losing everything you have worked hard for. Every Elder Law plan should start out and end up with its primary goal being to protect your independence, dignity, and control.

Since the primary focus of Elder Law is Long Term Care, let’s define it, review what it costs and how it can be paid for. Long term care is the care we receive when we need help with the activities of daily living, such as hygiene (bathing, grooming, shaving and oral care), continence, dressing, eating (the ability to feed oneself), toileting (the ability to use a restroom), transferring (actions such as going from a seated to a standing position and getting in and out of bed). The care can be provided at your home, in a social or medical model daycare, in an Assisted Living Facility or in a Nursing Home. Where and how the care is received usually depends upon many factors. Home care on Long Island typically costs about $20.00 to $25.00 an hour with 24 hour companion care, (which is typically the least expensive), being about $1,500.00 a week for live in care. From there the cost of care increases up to the most expensive, generally being the nursing home, which, on Long Island, is about $15,000.00 a month.

There are four typical payment sources to cover these costs: Private Pay, Medicare, Long term Care Insurance and Medicaid. Medicare will pay if an individual has received 3 days of skilled care in a hospital and is admitted to a nursing home within 30 days, where they are receiving skilled, rehabilitative care. Then Medicare will pay for the first 20 days paid in full. From day 21-100 a co-insurance payment of $137.50 per day in 2010 is required. However, if the individual has the right Medigap insurance it will pay the co-insurance payment. Both Medicare and most Medigap insurance stops paying after day 100.

The next payment source is Long Term Care Insurance, which is designed to specifically pay for these types of care. There are many types of policies with new ones being developed every day. Generally, these policies provide you with a pool of money that can be used for the cost of this care. The premiums vary greatly depending on your health and the benefits you select. Purchasing Long Term Care insurance is typically a good idea. However, in order to buy it, you must be healthy enough and be able to afford it. For people who do not qualify for Long Term Care insurance, Medicaid eligibility is important. In many cases, even where Long Term Care Insurance is purchased, planning to become Medicaid eligible is a good fall back. There is always the possibility that the purchased coverage will not be enough in the future, you may not be able to keep paying the premiums or a host of other reasons may come up, so including planning for Medicaid is always worth considering.

Medicaid. There are two basic types of Medicaid we discuss with our clients; we refer to them as “Community Medicaid” and “Institutional Medicaid. Community Medicaid generally pays for care at home and medical model day care. Institutional Medicaid generally pays for Nursing Home Care and Social Model Day Care. At the time of writing this article, a single person can have no more than $13,800.00, a home they are living in with equity equal to, or less than, $750,000, and a prepaid funeral. There are exceptions and special rules for certain assets, like retirement assets, i.e. IRAs, 401k plans, and annuities. The special rules are beyond the scope of this article and will be topics for future articles. Note, the home exemption is very limited since a person is not living in their home if they are in a Nursing Home. In addition, if the applicant dies and the home is part of their probate estate any Medicaid paid out for their care can be recovered. With respect to income, an individual is permitted to have $50 a month if they are in a nursing home and $787 a month if they are at home. There are methods available to keep more income for a person living at home, for example the use of an “income protection trust”.

For married couples the numbers change. If one spouse is in a nursing home while the other is at home, the spouse at home can have a home of any value and between $74,820 and $109,560 in assets. In addition, the spouse at home is permitted to have $2,789 a month in income. There are exceptions to these limits, such as spousal refusal, and some assets have their own special rules, like retirement assets, i.e. IRAs, 401k plans, and annuities. Again, there is a special rule for spouses, referred to as spousal refusal, where the community spouse has more than the exempt amount and refuses to make it available for the institutionalized spouse’s care. This is a crisis-planning tool because Medicaid does have a right to recover the excess should they choose to. In order for a spouse to use the spousal protections, the assets need to be transferred to the community spouse. If the institutionalized spouse is now incompetent, hopefully they executed a Durable Power of Attorney and a Health Care Proxy. The Power of Attorney allows a named person to handle financial transactions for the principal, which if the Power of Attorney was properly prepared, would allow the transfer of the assets to the community spouse. The Health Care proxy and Living Will allows someone to make medical decisions. Without these documents a guardian needs to be appointed by a Court and permission must be granted to make any transfers, even to a spouse. These proceedings take months and costs thousands of dollars.

The 5 year rule. A lot of people talk about the 5 year rule and Medicaid. What is it? If a person has more assets than permitted and wishes to protect them they typically consider gifting or transferring them. Any transfer made after February 8, 2006 is governed under the rules under the Deficit Reduction Act of 2005, otherwise known as “DRA”. Under the 5 year rule, every non-exempt gift draws a 5 year window. For example, if a person applies for institutional Medicaid, the government will ask for records going back 5 years from the date the person is institutionalized and has applied for Medicaid. If there have been any gifts during that time period the government will then calculate and impose a “penalty period” which is the amount of time that the applicant will not be eligible for Medicaid. There are many exceptions to the transfer penalty rule, like Community Medicaid, which has no 5 year rule. For planning purposes, it is simply good to keep in mind that you might need 5 years. In the event you don’t have 5 years there are still things we can do, but they generally result in protecting a lot less of your estate.

Ok, so how do we protect the home? There are three general methods used to protect the home: outright transfer of your home, transfer while retaining the right to live in it for life, and a “Life Estate Deed”, or a “Special Irrevocable Trust”. All of these will get you eligible for Medicaid subject to the Medicaid rules discussed above. So what makes them different? The difference is the tax consequences, sale consequences and your control of your home, independence and dignity.

Outright transfer of home. We very rarely use this. We never want to transfer a home in a way where it can be taken from you while you need it. If you transfer your home outright, for example to a child(dren) and something happens to them, (i.e. lawsuit, divorce, death or their own illness), the home would be exposed to their creditors and preditors. It has no protection and you may have no place to live. In addition, the outright transfer has some significant tax issues.

The tax issues we must evaluate with every transfer of a home are: estate and gift tax, income tax, and property tax. Under the current federal law, (as of June 2010) there is no Federal Estate Tax. There is a Federal Gift tax, with an exemption of $1,000,000.00, plus gifts of up to $13,000.00, per donee, per year. As long as the home is worth less than this amount there will not be a gift tax. With respect to income taxes, we need to look at the capital gain exclusion for a primary residence and a donee’s basis in the asset they receive. While you are alive, and generally if you have owned and lived in your primary residence for 2 out of 5 years, you may be entitled to a $250,000 capital gain exclusion ($500,000 for married couples) when it is sold. If you outright gift the home you may lose it. In addition, upon your death if the home is sold your beneficiaries’ basis will be your cost basis (generally equal to your purchase price plus improvements). This cost basis must be compared to the basis a beneficiary may receive if they inherited the property instead. An inherited basis is generally the fair market value of the property at your date of death, which usually is more then the cost basis and thereby eliminates any capital gain (please note: for the year 2010 there are some special basis rules in place which could alter this rule). The last tax we typically consider is property tax and your exemptions, i.e. veterans and star. Any property tax exemptions you may be entitled to as the owner and resident of the property you may lose if you no longer own the home.

In an attempt to address the negative aspects of the outright transfer, two techniques were developed, the “Life Estate Deed” and the “Special Irrevocable Trust”. The Life Estate Deed is a technique whereby the owner of a home transfers to an individual(s), who is then referred to as the “remainderman”, while retaining the right to live in it for life. The transfer is subject to the Medicaid transfer rules discussed above. When the waiting period is over, the life estate in the property cannot be touched by Medicaid. Also, with this technique, you keep your property tax exemptions and upon your death the property will pass outside probate and the remainderman will receive the fair market value basis. Ok, so that’s the good, now for the bad. If you need to sell the property during your lifetime it will be a mess! This is because both you and the remainderman own the property. Upon the sale you will get part of the proceeds and the remainderman will get the other part. The parts are actuarially determined. You may be entitled to the capital gain exclusion for your part, but the remainderman’s part usually is not, so a hefty tax has to be paid. Furthermore, the part you get is no longer Medicaid protected. A Life Estate in the real property is exempt, but the proceeds from the sale are not. This means you may have to start a new 5 year period for Medicaid eligibility. Sale of a home happens frequently when the life tenant enters a Nursing Home and the remainderman can’t continue to pay the expenses associated with it. In summary, more than half the value of the property may be lost if the property is sold during the life tenant’s lifetime. But that’s not all, there is one more draw back; your right to live there may not be asset protected from the remainderman’s creditors or preditors. As you can tell this technique has its own unique issues and because of them it is not one of my favorite options. I prefer the “Special Irrevocable Trust”.

“Special Irrevocable Trust.” Generally, our Special Irrevocable Trust allows you to name anyone you trust, typically a child(ren), friend or an institution as a Trustee. In the trust you can retain the right to live in your home, the right to any ordinary income the trust generates, and the power to change the beneficiaries (again referred to as the remainderman) of the trust. The assets can be easily removed from the trust for any reason. The Trustee is given the power, upon the consent of another person you designate, to distribute to the remainderman, who can then give the assets back to you or use them for you (there may be a Medicaid impact on which method you use, so please consult with us first). This trust is an asset protection trust, not only for Medicaid but for all purposes. Because you cannot revoke this trust by yourself, it is a gift. However, because of your retained rights, the tax law classifies it as a “Grantor” trust under the Internal Revenue Code which causes you to remain the taxpayer for all purposes. In fact, the trust can use your social security number and does not even have to file its own tax return. This tool maintains all the benefits of the life estate, namely protecting the property tax exemptions, capital gain exclusion and fair market value basis at death and eliminates the other problems. No matter what happens to a beneficiary of the trust your home is protected. If you or one of your beneficiaries is sued, divorced, dies or becomes disabled it is of no affect to your safety as to your home. In fact, because you have the power to change remainderman you could eliminate, alter or change any remainderman’s interest any time you want without their knowledge or consent. This indirectly can work really well in controlling your kids and the Trustee’s authority. (If your Trustee/child does not follow your wishes you can threaten to take away their inheritance and they will certainly think twice.) If the home is sold during your lifetime, the proceeds belong to the trust, not to the individuals involved, eliminating the tax and Medicaid problems as described with the “Life Estate Deed”.

Trusts are great tools and work very well in the right situation when they are properly prepared. Every Elder Law plan should consider having a Trust, a Last Will and Testament, a Power of Attorney, a Healthcare Proxy and a Living Will. Are Trusts appropriate for everyone? No, but they should be considered. In the almost 20 years I have been doing this, I have not created the same Elder Law plan twice. Everyone’s Elder Law plan is specific to them and the tools we have available should be considered in light of each person’s circumstances and wishes. Bricks or blocks, however you call it, are a common, cheap, and very useful building material made of baked clay. Blocks are one of man’s oldest permanent building materials. Bricks are durable, easy to build into walls, and cost little to make. Ordinary brick can stand the direct flames of a fire with little damage, and firebrick (a special brick used for lining furnaces) can stand temperatures as high as 4000 degrees Fahrenheit. The clay in brick is highly resistant to acids, so that brick walls can withstand the smoky, corrosive air of cities better than some kinds of stone and painted metal.

Bricks have been made in many sizes and shapes since they were first used over 5,000 years ago. At the present time the standard brick in the United States is a rectangular block measuring about 21.25 by 3.75 by 8 inches. Most bricks shrink a little during baking, so that few are exactly this size.

Bricks range in color from nearly white, through tan, red, and red-brown, to dark purple and blue. The color is determined by the amount of iron and other impurities in the clay and by the method of baking, or firing, the brick. Usually the higher the baking temperature used, the darker the brick will be. Bricks may also be glazed in various colors, like pottery.

The strength of brick also varies a great deal. Brick has high compressive strength; that is, it can withstand forces that press in on it. But brick does not have tensile strength -it cannot withstand forces that tend to pull it apart. The average brick can take a load of about 5,000 pounds a square inch before it is crushed. Several types of brick can stand a load as high as 10,000 pounds a square inch.

The survey has revealed that the direction for pricing construction materials is now easier for the industry. The survey included direct questions about how contractors price their materials and how often. The study showed that three in ten contractors price their material list regularly. Eight in ten confessed that they do not have the time to make phone calls and get quotes; however they would do it if the process were streamlined. Overall, eight in ten contractors agreed that a service to help them get quotes would improve their bottom line.

We encounter aches and pains throughout our lives due to different factors. These factors range from sports to on-site construction work. The most common pain-related issue I have come across is lower back and neck pain. The current remedies for such problems have been things like pain killers, cortisone injections, and the R.I.C.E (Rest, Ice, Compression, and Elevation) protocol. However, acupuncture and herbal medicine have much more to offer in terms of pain relief.

Acupuncture helps treat muscle and joint pain by influencing the body’s natural pain killers known as endorphins and reduce inflammation once needles are inserted into different key points that lie along pathways that run through the body. Once the needles are inserted into the areas that are in pain, the needles are manipulated either manually or with electric-stimulation to reduce inflammation and eliminate stagnant proteins within the muscles that lead to aches and pains. Other adjunctive techniques with acupuncture are moxabustion, cupping, and tui na (Chinese medical massage).

Moxabustion is the burning of an herb known as ‘mugwort’ onto different points along the body. Once the mugwort is burnt 2/3’s before it reaches the skin, the heat emitted from the burning mugwort penetrates deep into the pathways, connective tissue, and muscles. The heat increases blood flow and relieves pain by causing a dispersive effect into the painful areas of the body. In essence, it helps increase the effects of one’s acupuncture treatment by causing a natural reorganization of the body into its normal components.

The next adjunctive technique that is used with one’s acupuncture treatment for pain relief is cupping. Cupping is a technique where a heat vacuum is created along the skin with the use of glass jars. By doing this, stagnant blood, fluids and lymph are pulled up into the surface of the skin which are blocking normal circulation into the muscles and joints.

Lastly is tui na (Chinese medical massage). It is a form of massage that helps not only helps to relieve pain but also seeks to bring about structural alignment. The way I would describe this massage style would be a combination of deep-tissue massage, physical therapy, and chiropractic rolled into one.

In conjunction with acupuncture and its adjunctive techniques, I also incorporate herbal medicine to aid in ones current treatment. There different herbal formulas that help with treating pain are liniments such as Die Da Jiu (“Hit Fall Wine”) which contain herbs that are used in relieving pain resulting in muscle strains and sprains, and muscle pulls. These herbs act on relieving these problems because of their anti-inflammatory and circulation promoting properties. It is a lot more effective than using ice for injuries because even though ice relieves pain by numbing the pain receptors, it slows down the flow of blood to the injured area thus causing a condition known as blood stasis which results in sharp-stabbing pain after an injury has subsided.

When an injury is not taken care of it leads to other problems that Western medical doctors would not think of otherwise. If your not aware of the term “Going Green” yet you may want to take your head out of the sand and open your eyes and ears. Everything from appliances to paint are going green now and for a good reason. Going green refers to the amount of impact the machine or supply has on the environment. The “Greener” something is the better it is for the environment and the carbon foot print you leave on this earth. This has nothing to do with being little green space people either.

Several months ago, the CPSC released interim guidance on the identification of Chinese drywall. The CPSC itself admits that further development of an identification protocol is necessary. Let’s take a quick look at the steps recommended by the CPSC.

The first step calls for an evaluation of the symptoms of corrosion as caused by Chinese drywall in the home. Certainly, many of the homes that contain Chinese drywall also show signs of Corrosion. On the other hand, many of the homes do not. In the SAME document, the CPSC also says: “Homes may also be misclassified as having no drywall problem due to the absence of characteristics found to be typical in the limited testing to date. Given these limitations, additional work will continue to validate these methods and the identification guidance will be modified as necessary.”

So, now we have established that a prerequisite to further testing is evidence of corrosion, but this corrosion may or may not be present in all homes that are affected by Chinese drywall.

Although they don’t come out and say it, it seems to me that the CPSC’s recommendations are directed at those who already own homes that they suspect may be affected. If I owned a home that I thought may contain Chinese drywall, I would certainly start with a visual check for Chinese sheet rock. Assuming that no one had experienced adverse health issues, a negative check for visual symptoms would likely be the end of the inspection. If the Chinese drywall is not currently causing any issues, why would it matter?

What’s the old adage – If it ain’t broke, don’t fix it. Something along those lines. As someone who owns the home, the loss has already occurred. There is no more protecting you or your family financially.

Now, if I were considering the purchase of a new home, the absence of visible corrosion would not even begin to give me peace of mind. In this situation, I would be looking for a way to protect myself from entering into a situation that would cause the loss. I would want a guarantee that the home I am considering does not contain Chinese dry wall. If the home did not contain corrosion, it would pass the CPSC’s guidance. Would the CPSC then reimburse me for my losses if the home later ended up containing Chinese drywall? I think we all know the answer to that one.

Someone considering the purchase of a new home should be looking for a more comprehensive/guaranteed testing options. If the home is cleared by this test and later found to contain Chinese drywall, the associated insurance would cover the losses.

Similarly, if my family was experiencing health problems that could be associated with Chinese wallboard, I would continue on in spite of the absence of corrosion. I would want to know without a shadow of a doubt whether or not my home contained Chinese drywall. Of course, if my builder were repairing homes affected or there was another pressing reason to obtain more quantitative evidence, I would commission a full sampling of my home as well.

The CPSC guidance was better than nothing, but only for people who already own the home they are concerned about. In my experience, it just confuses people who are considering the purchase of a home. Potential buyers need a guarantee that the home they are considering does not contain Chinese drywall.

Repercussions of a neglectful hiring method range from inferior quality of work to high turn-over rates. No company wants customer dissatisfaction resulting from poor workmanship and low productivity. And nobody wants the results of employee turnover which will most certainly include lost time, aggravation, and increased hiring costs – advertising and training. Yet many managers have either not thought about new hiring techniques or just feel they do not have the time to seek them out. If, however, they made the investment of time and a little expense, hiring managers would see that their company just might benefit from a better quality employee all around.

There are different methods an employer may use as a better means of hiring employees. There is, of course, changing the interview. The interview is usually the most common way of screening applicants. Kinds of interviews vary greatly and a manager may consider a change to the types of questions asked, or add some to include thoughts about behavior, attitude and knowledge instead of general nice-to meet you, where do you live, how did you hear about us questions. Positive results are more readily reached by asking the “right” questions, and in a set, structured way. Unstructured interviews are often ineffective.

Now interviewing may be a useful tool in finding a person who seems pleasant enough, and may be able to do the job, but interviewing alone will not reveal if that person will stay with your company.

There are many reasons why an employee leaves a job. A good hiring manager must be able to determine what will make a person stay at the job and be productive, and than put that knowledge into their hiring method. Learning a person’s characteristics is usually the key in deciding if that particular applicant will stay for the long haul or walk out the door in a couple of weeks. So instead of just an interview, a good idea is to test the prospective hire.

An intelligence test usually measures aptitude, verbal ability, and reasoning skills. This type of test is fine for hiring teachers or nurses and those that must have mental capabilities to compute or engineer something. But it will not reveal the “staying power” of a person.

There is also the personality test which has become quite popular. Using a series of character-identifying questions, a manager may be able to see positive and negative traits of a candidate employee. This will help them determine if the person will be satisfied with the job, salary, other employees, and nature of the company. It gives an idea of the kind of person he or she is, likes and dislikes etc. But this again, will not disclose the prospect of a long lasting relationship. My Residential/Commercial Cleaning Company uses Personality Testing. This confidential test is a series of questions developed to measure a very important component – attitude. The attitude of a person, more than intelligence, personality or any other trait, is a bottom-line indicator of an employee’s potential for long term employment. The Personality Test reveals a person’s experimentation with drugs, and workplace drug use attitude, supervisory attitudes, work ethic attitude, workplace theft attitude, prospects for long term employment, customer service, and safety and risk avoidance attitudes. The test does not take long and is calculated electronically. No computation by the interviewee.

Another piece to the hiring practice should include having hiring packets. Inside each should be:

1) An equal Opportunity Employee Statement

2) Space for applicant’s employment history

3) An acknowledgment of the company’s “at will” employment policy (for non unions)

4) A drug test authorization form (if applicable)

5) A consent form for background checks – if you use a third party company to do them.

6) A review of the company’s policies and procedures which must have a place for a signature. This is an important document stating that you communicated your policies and the employee understands them.

7) Form I-9 (Employment Eligibility Verification) The United States Dept of Justice – Immigration and Naturalization Service requires that individuals you hire are legally eligible to work in the U.S. This form has a list of acceptable documents a new employee can use to establish their identity and employment eligibility.

Although sometimes expensive, using a third party to do background checks may be very useful. They can uncover criminal records, motor vehicle records, credit history, education verification and employment verifications.

Many guidelines and tips can be downloaded from various websites including the Labor Department and other government sites.

Another good idea is to maintain records for people you have interviewed, whether you hire them or not. This will save a lot of time with repeat applicants. Keep a whole separate drawer with notes.

These simple changes in hiring practices have raised my entire company’s standards and morale. It has not only allowed me and my clients to feel more comfortable with our employees, it has also saved us money. I, now, have the time to focus my attention on other pressing matters of my business. Gone are the days of going through dozens of employees, poor service, frustration, stress on good workers, wasted training dollars, and the negative impact on my company from customers that had a bad experience with a less that desirable employee.

Frustrated with product shortages, costs, and delays, growing numbers of remodelers are rethinking their ordering practices to leverage efficiencies, get better service, and save time and money.

From the perspective of lumberyards and other suppliers, the trend reflects cost-cutting that has reduced or liquidated inventories, hours, and staffing. They’re also challenged by manufacturers that prefer to ship full truckloads — and trucks aren’t filling too quickly lately.

LOCAL JOBS, NATIONAL LEGS

In one example, a five-month-old website called BidforMaterials.com lets contractors submit detailed specifications and receive realtime, confidential bids from suppliers. Contractors pay $50 a month, and suppliers bid for free. As of early March, 776 suppliers had used it, about a third of them on New York’s Long Island, where the company is located.

CEO Fred Cann says that he stalled BidforMaterials.com because his three construction companies “were spending too much time calling around and waiting.” He posted the site’s first request, 18 interior doors for a home damaged by lightning, and got 10 bids. Why was one $500 less, for the same doors? It was from a new supplier eager to break into the market. Cann believes his concept can work nationally.

“The economy has forced [suppliers] to go outside of their traditional territories to be competitive.” In one case, he says, a large request for plumbing supplies filled a half-empty truck that then traveled across the country. In the Midwest, a group of high-end, design-intensive remodelers is developing an online “buying group.” Their goal is to bypass full-service lumberyards for items such as custom millwork and cabinetry, leverage buying efficiencies, and order directly from small local producers. “We can buy anything custom for 25% to 30% less than the lumberyards charge,” says the remodeler spearheading the effort.

He still appreciates larger suppliers for commodity items such as nails and knife blades, as well as for being distribution centers for big items like drywall and siding. He also understands that full-service lumberyards provide a real service to remodelers who don’t have showrooms or designers.

“But I really don’t want their kitchen planners designing my kitchens,” the remodeler says, nor can he justify paying overhead for design and showrooms, which his company already offers. His biggest challenge, he says, will be developing a robust e-commerce solution that can manage pricing and purchasing.

Some remodelers are buying “factorydirect” the old-fashioned way. Tired of high dealer prices and negligible service, Bullfrog Builders, of College Point, N.Y., has convinced two cabinet manufacturers to sell to it directly, at prices 20% to 25% better than dealer prices.

Manufacturers express reluctance initially, says Bullfrog Builders co-owner • Dino Andreakos. But after researching his firm, they become willing to talk and entertain the possibility. “Manufacturers are in survival mode right now,” he adds. “Pricing can be negotiated, lead time is minimal, and customer service is

Free leads through its service. If suppliers can move products then manufacturers can
continue to produce, and that creates jobs. “The construction industry needs jobs,” said Cann.
The service is not limited to any specific demographic and does not discriminate against any
supplier from drop shipment companies to mom and pop shops.

This B-to-B network has over 3,000 suppliers registered nationwide and has just opened the
doors for contractors to start enrolling. They project over 10,000 suppliers and over 1,000
contractors to join by year end. Cann said, “This projection will give approximately 10 quotes
to every single building material list posted by a contractor.” “This will definitely give
contractors the most powerful tool in their tool box, more JOBS!”

PEX fittings are used to connect the flexible polyethylene pipes used in PEX water plumbing systems. Flexible PEX tubes are a low cost, problem free alternative to metal or plastic systems. You can avoid the problems of corrosion and scaling when you use a PEX system. Altogether PEX water plumbing systems are a vast improvement over older systems that use copper or rigid plastic pipes.

The flexible pipes are not made brittle by low temperatures. Polyethylene tubes are cheaper than metal pipes and are easier to install because they do not use as many fittings as metal or rigid plastic systems. Since soldering is not used with PEX systems there are no nasty fumes or the risks associated with using a torch.

PEX tubing is wrapped in spools. Because spools weigh less than cut metal or plastic pipes, they are easier to store and cost less to ship. Tubing can be unrolled from the spools with no need for coupling fittings. Installation is much quicker and cheaper when it does not involve the running of pipe.

Connecting the tubes is done by inserting a fitting into or over the tube and then crimping a ring placed over the tube or fitting. There are a few different connection methods. Some use copper crimp rings and others use crimp rings made of plastic. One system uses a stainless steel clamp. Most fittings are brass although some are made of other metals or plastic. Because PEX tubing is flexible and can be turned to a 90 degree angle elbow joints are not needed.

Tubes are cut using a special PEX pipe cutter and come in different sizes to accommodate 1/2″ or 3/4″ tubes. A main crimping tool is used to pinch the rings over the pipe or fitting. There is a de-crimping tool that is used to remove crimped rings. There are some specialized tools used for the stainless steel clamps and proprietary connection methods.

The most common material used to make fittings is brass. However, you can find fittings made from other metals and even plastic. Fittings have ridges that when crimped make a high-pressure seal.

Using the system of PEX fittings along with PEX tubing has definite advantages over metal and plastic piping. It is less expensive than rigid plastic and copper piping. It can be installed right from the spools. It requires less fittings. It last longer because it is not subject to corrosion.

A vital yet confusing task to do for home decorating is choosing the color scheme.

Colors are symbolic in many ways. They depict a mood, send a message and reflect a personality.

The black and white combo is a long-standing color of choice, especially of the minimalists and contemporary homeowners. This combination is big in Europe and is now becoming the same in America. Other well-liked combination (or contrasts) are acid green, red and pink. Red and pink in particular, are chosen for international causes – HIV/AIDS and breast cancer campaigns, respectively and hence, make for a more meaningful color choice.

Another color that is slowly coming out of the background and making a name for itself is the color violet. This is now a popular alternative to black, especially for Goth lovers. The soft lavender hue for home decors is now getting itself a tough competition with violet.

Yellow may be an in color as an accent but as a primary color, it is now being replaced by the more eye-catching gold. I guess it’s a good reminder of how much money economies have lost and need to gain back.

Choosing a color scheme for your home design is a fun and educational process. As you go through your choices, you not only discover a thing or two about yourself, but of how your mood affects certain choices you make.

Pocket doors take up a lot of room inside the wall, so you do not just account for the opening, but have to account for the width of the door and a little more inside of the wall. They are a great way to have doors in certain smaller rooms so that the door doesn’t take up so much floor space or bang into another wall like in a laundry room or small bathroom.

How cool is that? You can use this to supplement your income and make a few extra bucks every month. So if you’re building a new home and want to run entirely on solar, you may want to go ahead and get hooked up for traditional electric anyways to help out the neighborhood and make a little extra money.

It’s Better for the Environment. This is why it’s such an important step towards the future. It may not even be in your lifetime that the whole world is running on solar, but sooner or later, it will be a necessity. The world is running low on fossil fuel, it’s a finite resource. On the other hand, the sun will be around for at least a few billion more years.

Solar Technology is still advancing, they’re still making further steps forward all the time when it comes to solar technology, so building a solar home today will get you ready for the coming evolutions all that much easier. Again, it’s going to be a long time before the whole world catches on, but while you’re here, you may as well try to save a little money, earn a little money, take better care of the environment, and just have a better home altogether. Again, all you have to consider is how to get the panels onto the roof or the yard as such to expose them to the most sunlight, and beyond that, it’s just a matter of sitting around and letting the panels do their job.

Whether you’re remodeling your bathroom, refinishing the basement or redoing your entire house, getting a good general contractor is imperative. He or she will not only make sure you have the result you want, but also get the right materials and keep you within your budget – and time frame.

Most of us don’t have the experience, skills or expertise required to do the work ourselves, which is why we hire a professional else to do it for us. But without this knowledge, how can we make sure we’re getting the right person – someone with not only the right talents and skills, but who also won’t rip us off?

Here are a few tried-and-tested tips to ensure you’re not only not out of pocket, but also that you are satisfied with the results of your project – and don’t pull out all your hair in the process:

* Prepare in advance as much as possible. You’ll avoid untold misunderstandings if you’re able to carefully explain to a potential contractor exactly what you want. Having vague ideas can mislead the people you want to work for you, and cause myriad potential problems in future. Do your homework and know what you want done, your budget, what type of materials you want used, and an estimated time frame in which you want the job completed.

* Shop around. Interview at least three candidates, either from happy customers, reputable firms like the Better Business Bureau, or online sources. Word-of-mouth is an excellent way to make sure you’re getting the right person. While Bob may sound as experienced as Mort, you may find that he has a reputation for being less than trust-worthy, honest and reliable. Be wary of contractors who seem desperate for work, who go door-to-door looking for jobs, or who offer you materials that are ridiculously cheap.

* Insist on seeing credentials. Not only should you ask to see a potential contractor’s license, you should also make sure they are insured for worker’s compensation, property damage and personal liability. Certain states have certain requirements: in Washington state, for example, general contractors submitting bids or advertising in the state must be registered with the L&I, or Department of Labor and Industries, carry general liability insurance and post a $12,000 bond.

You might also want to make sure that your contractor is up-to-date with what’s going on in the building world. Someone who is continuing their education by participating in seminars and courses to keep up their qualifications may be more on the ball than someone who last sat in a classroom way back in 1933.

* Check references. Try to get them from their suppliers as well as past customers, and learn about their payment history. Ask also how many similar types of jobs they have done in the past, and what potential difficulties they encountered. You may even want to view some of their work to get an idea of their style and how they do things – if they are reluctant to pass on names, you should be equally reluctant to hire them. Also, ask if they have the necessary permits required to do the job.

* Discuss potential problems in advance – and how your potential contractors will deal with them. Think about what will happen if you go over budget or experience clean-up problems, and see how they will act. Also, ask if they will use sub-contractors and what their general style is when they come to managing others. Insist that everything be as transparent as possible to avoid any nasty surprises. You might want to put an agreed-on plan for resolving disputes in your contract.

* Get involved in a bidding war before finally committing. It’s always recommended to have at least three bids for each project. Insist on formal, written bids and not informal, verbal ones, and go over the fine print carefully before agreeing to anything.

* Go with your gut instinct. When all is said and done, there is nothing like going with your gut. If the two of you have wildly different tastes or just plain old don’t like each other’s personalities, stay far, far away. A great guy who just doesn’t shut up or who has an offensive body odor, for example, may not be someone you want in your home every day for the next six months. Even if you think they wouldn’t do a bad job, do you really thin you could stand having them around?

Hiring a good contractor isn’t brain surgery, although at times it may feel as difficult and even more tricky. Find someone whose style you think you like, then look into the details. If your do your homework properly, investigate a myriad of options and have everything down in writing before you begin, you’ll encounter far less problems than if you jump into the proverbial bed with the first contractor you meet.

Bruce Woolf, principal of Quaker Road Associates, says his clients love pocket doors and are willing to pay the extra cost for them. “We use only solid core doors, either solid wood or solid core such as Masonite’s solid core door.”

Woolf installs 1 3/4″ doors but will use 1 3/8″ doors where appropriate. “Exterior accordion doors like NanaWall are very popular – but very pricey. Clients love them but have to have the deep pocket book,” he adds.

Drywall is available in various sizes and styles. Sheets of drywall can be purchased in four feet wide by eight, ten or twelve feet in length, as well as green board which is used for a bathroom or any other area that will be prone to excessive moisture. Thickness also will vary with normal use of 1/2 inch for walls and 5/8 inch for ceilings. The larger pieces of drywall are difficult to hang so for those not accustomed to doing this type of work it is recommended that the four by eight sheets be used.

To get the measurements needed, measure the complete area floor to ceiling and around entire perimeter. Square feet is the length times width so to find how many sheets of drywall are needed divide the total square feet by thirty two. This will give you the amount of four by eight sheets to purchase, get an extra one or two for errors. You will also need a screw gun, screws, drywall mud, a drywall knife, keyhole saw, drywall tape, mud pan, a six inch mud knife, eight inch mud knife, ten inch knife and sandpaper.

Before hanging any drywall the building should have passed previous inspection to include framing, electrical wiring, insulation and plumbing. The ceiling will be the first to be completed and requires lifts or jacks to hold the sheets in place while screwing into the framing. Put a screw approximately every twelve inches apart along the length of the stud. The screw or nail should be recessed in order to prevent popping later.

After completing the ceiling begin hanging drywall on the wall starting at the top. For the best and sturdiest results hang each sheet in a staggered fashion. Working down the wall until reaching the floor. There should be a gap of approximately 1/2 inch away from any sub flooring. Use the keyhole saw to cut around electrical boxes and a drywall saw for removing any excess length from the drywall sheets.

After all the drywall has been hung the remaining part of this process is to do the finishing. Put corner bead on the corners either by using mud or screwing into place, it will depend on the style of beading you have purchased.

Next using the six inch knife apply a layer of compound over a seam then place the drywall tape over the mud. Using the six inch knife and light pressure slide the knife over the tape starting in the center and working up, then from center down. The knife should have slight pressure and lay almost flush against the wall. This pulls the mud from the center out through the tape to make it adhere and lay flat. Using the small knife fill in all screw holes. Allow to dry overnight.

On the following day you will be filling in the seams to provide an even surface. With the eight inch or a ten inch knife if eight was used to tape, start at the bottom of the wall and apply a layer of mud smoothly over the tape. It will be thick but, try to avoid excessive bulk. This will need to dry overnight. The next day you will sand and apply a skim coat. When sanding the seams avoid putting to much pressure on the sanding or it will go through to the tape. When all sanding is complete, using the ten inch or twelve inch knife, apply a fine layer of mud over the seams. During this step very little mud is used and most is removed, it is only to provide an extra smooth surface. Vacuum all dust in between coats and remember to wipe dust from walls prior to painting. These tips on installing drywall also apply to those who are hanging green board in moisture prone areas.

The modern air conditioning system has been in continual development since its invention in 1902 by Willis Haviland Carrier. The system that Carrier invented was used in a printing plant to regulate the temperature and humidity of the air, thus causing the process used there to operate more consistently and reliably. Thereafter, the demand for commercial air conditioning exploded and Carrier formed his own company. It was not until the 1950s, however, that residential air conditioning became wide spread.

Because many early air conditioning systems used toxic and flammable gases to produce cooling, their utility was limited, so in 1228, Thomas Midgley, Jr invented the first chlorofluorocarbons (CFC) for use in refrigeration systems. This became popularly known by the DuPont brand name Freon, and it greatly enhanced the safety and reliability of refrigeration and air conditioning systems. However, in the 1970s scientific studies were starting to show that the release of CFCs into the air was depleting ozone levels in the stratosphere, resulting in higher incidence of harmful solar ultraviolet radiation reaching the earth’s surface. Because of government action, the use of all CFCs and related chemicals have been restricted and are expected to be completely phased out by 2010. Newer non-ozone-depleting refrigerants have been developed and are being phased into HVAC systems currently available on the market.

Our understanding of properly engineered HVAC systems was further advanced after the World Health Organization (WHO) issued a report in 1984 on Sick Building Syndrome (SBS). SBS was found to result from poor indoor air quality, and several solutions have since been developed to prevent this condition from developing. Proper maintenance guidelines for HVAC systems can help to prevent SBS; additionally, the use of an air-to-air heat exchanger can be employed to increase the amount of fresh outdoor air that is brought into a building without sacrificing energy efficiency. The current recommendation from American Society of Heating, Refrigeration & Air Conditioning Engineers is to provide 8.4 exchanges of air within a 24-hour period.

With increasing costs for energy a primary focus, continued research today is improving the energy economy of HVAC systems. In an effort to reduce the ecological impact of new and existing building design, the U.S. Green Building Council promotes adherence to a set of guidelines known as Leadership in Energy and Environmental Design (LEEDS). Finding low-cost techniques that add charm and character is one great way to accomplish this goal. The good news is that you don’t have to invest a lot into a simple fix to make your home stand out. Go ahead and have some fun at this point, but remember that less is usually more when the texture is covering an entire room. Be sure to wear latex gloves if you are using your fingers or hands. It might not be a bad idea to wear them anyway. After you’ve finished a small portion, simply continue to work your way around the room, alternating between applying the compound and texturing it.

Education is the one factor that keeps our company ahead of the rest. We strive to introduce new building practices and products to our clients. It is of utmost importance to have a clear and present understanding as to what we are trying to introduce to our clients. To achieve this we spend at least 8 hrs a month researching, attending seminars or webinars, or just making time to sit with representatives from manufacturers. Just last month we introduced a product called zip board which has been on the market for awhile to the town of Riverhead. The town, which has never been asked to use such a product, asked for us to provide them with the benefits. After a handful of literature and a quick explanation they agreed to allow us to use it. Furthermore this system turns out to be cost efficient rather then using traditional cdx as sheathing. This leads me into my next practice which is pricing.

Pricing has been a challenge. The success ratio solely relies on the time you invest into new ways to be cost efficient. In the current market it has been very difficult to find ways to be more competitive. We have reduced our staff, overhead, and have not distributed any profits for the first 3 quarters of the year. All these factors have kept us even, and even in this market are ahead. A useful practice that we spend time on each and every day is material pricing. Material pricing changes all the time. If you are not on top of these changes you may be losing. We had a team that strictly would spend time on material pricing. Some days we would spend three to four hours pricing materials. Not to long ago as we were pricing materials and searching on Google for drywall supplies in Huntington NY, we came across a website called www.bidformaterials.com The website connects contractors to suppliers in search for better material pricing. The interesting fact was that it was not an auction site. It simply connects the two similar to match.com. Contractor posts his material lists and suppliers send confidential bids for the contractor to choose from. The best part its instant and costs me $50.00 per month and suppliers are free. This tool saved me $500.00 on an interior door order with a supplier I never even heard of. At the end of the day spending a little time and maybe money will help bear fruit in material pricing that can help reduce your pricing and make you more competitive.

Craftsmanship should be the only concern when exiting a job. The impression that you leave behind will literally last a lifetime. On each and every job that we do, I walk through with my binder which has dividers in it. The dividers are for each trade. I have gathered a list of complaints and callbacks that we have had in the past. I generalize this list in each trade and then walk through and try to see if any these topics are issues that I want addressed before we hand over final billing. Just last week I got caught by a homeowner who snuck up on me and asked me “What are you doing? I though you were done here?”. I said, “ What you think is done and what I think is done are two different things. I have to make sure you don’t call me on Christmas eve and tell me that your front sink in the powder room is leaking”. At the end of my walk through the homeowner turned to me and said thank you for taking the time to walk through. I am glad I chose you do build my house”. In today’s market it benefits me to do this.

Etiquette is something that many people let fall by the waist side. In my opinion it is the most important value or practice that keeps a company afloat. I have very strict rules about how my company from clerical to tradesman to laborers present themselves. If they come to work late, they will more then likely go to a jobsite late. True, I have GPS on my vans and I do have project managers that follow crews around from time to time. Should I have to spend time doing this? The answer is clear. No. If you hire an employee that shows up 5 minutes early and stays five minutes late. I can almost guarantee that he will spend the extra minute to measure twice, or pick up a mess, add an extra nail, etc. We will not accept anything less.

Our company has been around for ten years and from day to day our success changes. We believe that success is not a destination but a journey. If we continue to stand behind our values which become practices we will continue to lead the pack. There really is no better time then now to practice values.

It is easy to upgrade the look of a house by installing floor tiles. You can choose from all sorts of shades, shapes and measurements. Tiles are good for the budget and long-lasting as well as very easy to put in. After reading this article you will know how to install your floor tiles. You just need diligence and a set time to go about your project.

Number one, get your floor ready. Remove baseboards or any floor coverings. The floor must be stable, it should not flex. Make sure the surface has been cleaned.

Level the floor with cement or any material. Add nails in the subfloor, sister floor joists underneath it and add bridging between joists. Once the floor is stabilized you can utilize glue and galvanized nails to install cement boards. Then, clean up all debris and dust.

Second step is to make a blueprint. The length and width of the room you need to cover must be well measured. Divide the whole area in square feet using strings or chalk line. Cut the tiles to fit. Double check your measurements before cutting the tiles. You can rent wet saw or tile cutter at any local rental stores.

Lastly, apply floor tile adhesive. Application of the Thinset is achieved by using a notched trowel. Smear adhesive and then put on the floor tiles after a few minutes. Continue doing it from one small area to another until the entire room is finished. You need to plant tile spacers in between tiles. Ensure all tiles lay flat. Leave the tiles to fasten and harden overnight. Follow manufacturer’s instructions to make and apply grout properly and correctly. Apply grout after removing tile spacers. You need to then utilize a rubber float to lay-on grout. Remove tile grout by swiping with wet sponge.

After a successful floor tile installation, maintain its beauty and cleanliness. Regular maintenance and cleaning should be observed religiously. Clean your tile flooring from time to time. Regular waxing of tiles will give you a shiny and bright floor.
